Carol focuses on guiding real estate developers through every stage of a project — from acquisition and entitlement through financing, development, construction, leasing, and eventual sale. She advises clients on a wide range of commercial asset types, including residential communities, mixed-use developments, shopping centers, multifamily housing and office space. Her experience also includes advising on public-private partnerships and representing lenders in syndicated commercial real estate loans.
In her practice, Carol is regularly called upon to help structure acquisitions, joint ventures, and development partnerships; draft development agreements, consulting contracts, real estate purchase and sale agreements and leases; and review financing documents.
Carol’s approach to real estate transactions incorporates the business acumen she gained while working in-house with both a bank and a developer. With this unique perspective, Carol helps clients bridge the gap between legal and business concerns, quickly identifying opportunities or potential roadblocks within a given transaction. Carol enjoys working with forward-thinking clients who value collaborative planning, and she thrives when brought in early to help shape transactions and streamline the process.
Earlier in her career, Carol served as Deputy City Attorney for Real Estate in Virginia Beach, where she played a key role in major public-private projects such as the Town Center and the 31st Street Hilton Hotel. That opportunity gave her a deep understanding of how to help private clients navigate government interactions with realistic expectations. She also has experience working with engineers and municipal staff on permitting and entitlement matters.
Outside the office, Carol enjoys gardening, yoga, and travel.
